The real estate broker probably will give you a preprinted form of agreement of sale. You may make changes or additions to the form agreement, but the seller must agree to every change you make. You should also agree with the seller on when you will move in and what appliances and personal property will be sold with the home.

Hi this is Miles. I live down here in southern Colorado and we’re now at step nine in our series Nine Steps and 36 Tips on how to buy a home in Lafayette. Step nine is sign the papers. So you’re finally ready to go to settlement, or closing. Be sure to read everything before you sign it. Your real estate broker probably will give you a preprinted form of agreement of sale. You may make changes or additions to this form but the seller must agree to everything you change. You should also agree with the seller on when you will move in and what appliances and other personal property will be sold with the home. There are a number of points that you are going to want to make sure are covered before signing, for example, pests. Your lender will require a certificate from a qualified inspector stating that the home is free from termites and other pests and pest damage. You may also want to reserve the right to cancel the agreement or seek immediate treatment of pest damage is found. Finally, the seller must attach a disclosure form to the agreement of sale.
